Will I actually get one specific person, or a shared team?
You get one main specialist who knows your property and is assigned to you during your local daytime. A fully briefed, vetted backup covers nights, weekends and holidays so coverage is 24/7 — but there is always a human who knows your listing by heart.
Which platforms and tools do you support?
Airbnb, Booking.com, Vrbo, Expedia, Direct bookings, WhatsApp, SMS and email. On the back-office side we operate with Hostaway, Guesty, Hospitable, Smoobu, PriceLabs, Beyond, Wheelhouse and most common PMS / channel managers.
How fast do you reply to guests?
Our target is under 5 minutes for the first reply, 24/7. Urgent issues (lockouts, broken utilities, safety) are escalated immediately through your local vendor list.
Do you handle cleaning and maintenance directly?
We coordinate them — we talk to your existing cleaners and handymen on your behalf, schedule turnovers and track restock. If you don't have vendors yet, we help you source and onboard them.
What about pricing? Will you change my rates without asking?
Never without alignment. On onboarding we agree on a pricing strategy (floor, ceiling, min-night rules). Inside those rails we run dynamic pricing weekly. Any rule change is proposed to you first.
Is there a commission on my bookings?
No. Pricing is a flat monthly fee per listing — €99 in the EU, $129 elsewhere. Your revenue is yours. We never take a cut of bookings.
How long is the contract?
Month to month. Cancel with 14 days' notice, no questions asked. We want to keep you because the service works, not because of a contract.
Is my data and access safe?
Yes. We use platform-native co-host access where available, unique credentials for each staff member, 2FA everywhere, and we sign a confidentiality agreement on day one. We never share your vendor contacts outside your account.
Can you cover multiple languages for my guests?
Yes. Today we reply natively in English, French, Spanish, Swedish and Finnish, and can handle guest conversations in 20+ more languages via trained translation workflows.
What does onboarding look like?
A 30-minute intake call, a short document with your house rules and vendor contacts, and a 48-hour shadowing window where we observe before replying. You are live with BNBUP typically within 3 to 7 days.
